Real Estate Market in Portugal Family Accommodation by Parish

The evolution of the price of family accommodation per parish in Portugal, according to data from the National Statistics Institute – INE, continues to rise. Real estate agents have a better perception, as they are permanently in contact with the market. However, the statistics on the price of houses per square meter, which are provided to us by an exempt entity such as INE, despite not being “real time” information, give a correct and reliable view of the real estate market in Portugal, in the largest centers urban areas. We will thus be able to get an idea of ​​the trends that are taking place in terms of both the sale and purchase of a house for housing.

Evolution of the real estate market in Portugal, family accommodation

Since 2018 the rate of growth in house prices has been rising.

Prices per month2 of the sale of homes in the 2st quarter of each year, since 2018, in the seven Portuguese cities with more than 100.000 inhabitants, had the following evolution:

Between the 2st quarter of 2018 and 2021 the price per m2 rose 30,8%, an average of 10,3% per year.

In this period, between the 2nd quarter of 2018 and its counterpart in 2021, the three cities with the highest average percentage change were Amadora with an average annual increase of 18,6%, Vila Nova de Gaia with 18,5% and Porto with 17,9%.

Porto is the city with the highest increase between the 2nd quarters of 2020 and 2021 of 17,8%.

Amadora also appears, in the 2nd quarter of 2019, with an annual increase of 21,8%, more than double the national average increase, although in the 2nd quarter of 2021 the increase was 9,2%, an equal value. to the national average increase.

Vila Nova de Gaia is the second city with the highest average annual increase between the 2nd quarters of 2018 and 2021, with 18,5% and with an increase of 14,8% between the 2nd quarters of 2020 and 2021.

Lisbon had a decrease in the value per square meter in the period between the 2st quarter of 2020 and the 2st of 2021, although compared to the 2st quarter of 2018 the average annual increase was 6,8%.

Let's look at the situation regarding the parishes of the seven Portuguese cities with more than one hundred thousand inhabitants.

Family accommodation price in Porto, by Parish

The prices per square meter of new and existing family accommodation, as well as the total value of these two categories, according to INE, are as follows in the various parishes of Porto:

Ramalde and Campanhã have the lowest total price on average. Paranhos and Ramalde have the lowest price of new housing and, in Campanhã, used houses were sold at a lower price than all the others.

In the Union of parishes (UF) of Lordelo do Ouro and Massarelos, the price of new accommodation is the highest, €3.691/m2.

The evolution in percentage terms between the 2st quarters of 2020 and 2021 is as follows:

In global terms Campanhã is where the total number of family accommodation had the greatest increase and, in the UF Lordelo do Ouro and Massarelos, UF Aldoar, Foz do Douro and Nevogilde and Bonfim, the smallest.

In Campanhã, new accommodation increased by 93,1% compared to the equivalent quarter of the previous year.

In new housing, the smallest increase was in Bonfim and in existing housing the smallest increase was in Ramalde (1,7%). At Bonfim, prices in existing accommodation declined (-0,8%).

Price for family accommodation in Lisbon, by Parish

The parish of Santo António has the highest price per square meter of total sale and used houses, while Avenidas Novas has the highest price per square meter of new housing, exceeding €6.000/m2.

In relation to the total sales price, the biggest percentage increase in relation to the equivalent quarter of the previous year was in Campolide and the biggest decrease in Santa Maria Maior.

Alfragide is where the sale price of total accommodation is highest and lowest in Mina de Água.

In relation to the percentage changes in the equivalent quarter of the previous year, the highlight was Encosta do Sol with the highest increase, followed by Venteira.

The decrease in the price of new housing at Mina de Água (-11,5%) is noteworthy.

In the sale of existing accommodation, an increase of 1,3% in Alfragide.

Family accommodation in Vila Nova de Gaia, by Parish

The parish of Madalena has the highest total value, Canidelo the highest value for new accommodation and Vilar de Andorinho the lowest value for existing accommodation.

There were large percentage increases compared to the equivalent quarter of the previous year in new accommodations in Canidelo, and UF Mafamude and Vilar do Paraíso and Vila Nova de Gaia.

As for family accommodation in Portugal in the parishes of the other cities of Braga, Coimbra and Funchal, the highlight is the higher value of housing in the parish of São Martinho in Funchal, with a sale price of €1.898 per square meter, although all of them with values ​​lower than the national average.
